Should I Paint Before Selling My House?

YES YOU SHOULD!

Selling My Property / Increasing the Selling Price & Home Improvements Ready to start selling your house on the market, but worried it’s looking tired and old? Perhaps you should consider a fresh coat of paint to improve your home’s aesthetic value – and to bump up your property value! Both exterior and interior painting can make for great returns on investment. Not only can they significantly increase the value of your home, but they can also attract a higher number of buyers.
The buyer’s first impressions of your home will come from the exterior, so it is important you make sure this is well-presented. If your house is painted in a distasteful colour, or if it is badly maintained, buyers are likely to look elsewhere or offer a bid lower than your house is worth. Re-painting the outer walls of your    home increases curb appeal, will freshen up the appearance of an older house, and can make your property stand out amongst the others on the street. Choose neutral colours rather than bold ones, as they are more likely to appeal to a wider range of buyers and suit the neighbourhood better. You want your home to be noticed, but you don’t want it to be an eyesore. Accentuating your house by painting trim can be a great way to make your property 'pop'.
The interior of your house is just as important as the exterior, if not more so. If a buyer sees peeling paint inside your home, they will probably assume you haven’t taken very good care of the property. Wallpaper can also be a big turn-off, as most buyers will consider it outdated or be repelled by a busy pattern. As with the exterior, be sure to choose neutral colours for painting your interior. Using light colours in a small room can open up the space, making it seem larger and brighter. Neutral colours also assist in allowing the buyer to visualise themselves living in the home; the burgundy walls in your bedroom might suit your style perfectly, but when selling a home on the market, the aim is to de-personalise your property.

If you decide to paint, make sure it is done before you take photos to advertise your property. Hiring a professional is best as they have the knowledge and equipment to ensure an efficient and good quality paint job. However, if you don’t mind the work and the time, doing the painting yourself is an inexpensive option. You could also opt to split the painting half-half; you do the interior walls yourself, and call in a professional to do the tricky bits like the exterior and ceilings.
When painting make sure you smooth out and fill in any blemishes which are on the surface before starting. It is also a good idea to purchase a good primer. You might think it’s too time consuming to include this additional step, but primer facilitates easier and a more even cover of painting, meaning you will need to spend less time on additional coats, and will save money by using less paint. If you don’t want to have to paint the whole house try and focus on touching up the most weathered areas, such as outer regions, and the front door and window sills where extensive sun exposure may have caused the paint to buckle and blister.

  1. When it comes to marketing, beauty is a huge factor. The more attractive a product/service is, customers would become more interested in it. Such as, if you come across a very elegant house, you’d stop and stare. :)
